Site Selection & Acquisition

Each school we support will be an institution for years to come - we approach each project with a long term vision for both the school and the broader community in which the new facility will be located.

In our search for potential sites we explore all possible options, including market listed sites, off market properties, infill sites and under-utilized buildings. Our criteria for viable locations are determined by the school’s programmatic needs, community served, zoning and safety.

Once a viable site is determined, we procure the best available financing options from multiple sources including commercial banks, CDFI’s and institutional lenders. Upon acquisition, the school owns the property. We help secure and finalize the deal, keeping the school team as involved as possible from beginning to end.

Planning, Design & Entitlements

We lead all aspects of the project on behalf of the school, and tailor our approach to meet the demands presented by each project.

This includes overseeing everything from comprehensive planning and zoning analysis, environmental assessments, traffic and pedestrian studies, and coordination with relevant jurisdictions. We also manage and align all project professionals including architects and other consultants.

Our approach to design is collaborative, and our goal is to deliver a facility that realizes the potential of our clients’ programs and helps their students learn. We work with experienced architects, school leaders, teachers, students, parents, board members and community stakeholders to help define their priorities and ensure that they are reflected in the final school design.

Through it all we maintain transparent communication with the school teams and governing board.

Construction & Occupancy

We support the selection of an experienced General Contractor based on the priorities of the school and the nature of each project. Selection process and criteria is determined with school leadership through either a design-build process, or competitive bidding.

Our team manages the selection process, transparently and expediently, ensuring that the school’s interests are represented. We work exclusively with experienced and capable contractors with proven records of delivering school facilities on schedule.

We remain a fixture of the team through construction, providing oversight and guidance so that the project remains on schedule and on budget. We maintain regular meetings until the school officially occupies the new building.

We build lasting relationships with all of our clients and remain a partner for years after the new facility is complete.
